A permit checklist for backyard structures

Permit rules vary by city and county, but the questions your building department asks are usually the same. A little homework up front keeps your project on schedule.

Before you call your building department

• Your property survey or plot plan, with the structure drawn to scale.
• Setbacks from property lines, fences and easements.
• Whether the structure is freestanding or attached to the house.
• The overall size, height and roof type.
• Your local wind speed and snow load requirements.

Homeowners associations often have their own approval process. Check your HOA guidelines for color and placement rules before you submit plans.

After approval

Keep a copy of your permit on site during installation and schedule any required inspections. Most footing inspections happen before concrete is poured.
